Getting a Mortgage

Contact a Broker

  • Discovery connection with Broker.
  • Review goals and objectives.
  • Broker can review general info and discuss if you can meet requirements.

Application

  • Broker can take the application or send you one to complete.
  • Broker will review what source/supporting documents will be needed.
  • Credit Bureau is pulled once application is complete and consent received.
  • Pre-Approval (Qualifier) document can be provided upon request.
  • For a live deal Broker will need an offer to purchase or property details or mortgage statement if Refinance.

Approval Stage

  • Once Broker has all your documents in order the application can be submitted to the identified lender.
  • The application enters the lenders underwriting queue for review and response (24 to 48 hrs) busy time (48 to 72 hrs).
  • Underwriters review 4 key factors, income, credit, down payment and property against their qualification guidelines.

Conditional Commitment

  • If application meets the lenders guidelines we will receive a committed conditional approval.
  • The commitment document outlines the conditions that must be met before the file can be completed and instructions sent to the lawyer.

Instructions to Lawyer

  • Once all conditions are met the file can be completed and instructions sent to lawyers.
  • You need to connect with your lawyers and update and make appointment for signing documents.

Closing & Funding

  • Once all docs are signed and lawyers has registered the documents then the lender sends funds to the lawyer.
  • If the mortgage is for a purchase then your Realtor will make arrangements to get the keys over to you.
